Preparing your home for viewers, or “staging” as it’s called, is important. It will not only ensure your property is sold faster, but can potentially add thousands of pounds to its value.

People need to be able to envisage what the property would look like if they were living there. People often find this difficult, so make it easy for them to see all the fantastic living space you’re offering them.

People are often buying into a lifestyle as much as a property. Show them the attractive side of your lifestyle.

Kerb appeal creates a lasting first impression – most buyers make up their minds in the first few minutes of arriving at a property.

The kitchen is the most valuable room in a house. It is worth the most per square foot and can make the difference when buyers are unsure.

Higher Sale Price

The basic preparation needed to get a house ready for sale is a bit of a pain but certainly not complicated. Should you get a copy of Paul Hollywood’s book ‘Bread’ and start baking day and night? No.

All you need to do (and I’m sure you’ve heard all this 1,000 times) is:

Neutralise Colours
Giving your walls a fresh lick of neutral paint will make your home seem lighter and brighter, it will also enable the viewers to more easily imagine how they would adapt the rooms to their needs.

Clear (but don’t depersonalise)
People need to be able to envisage what the property would look like if they lived there and often find this difficult, so make it easy for them to see the fantastic living space you’re offering them by clearing any clutter

Clean & Tidy
Clean everything until it sparkles! Get rid of odors, hang up fresh towels, this will make the place more appealing and again allow viewers to imagine living there.

Tidy up the garden
Cut bushes back, clean patio and furniture, and cut the grass. While this doesn’t add much value to your home it makes it more likely to sell as people visualize themselves using the garden

Fix
Make any minor repairs necessary, ensure all light bulbs are working any that aren’t replace them making the rooms feel light and airy makes rooms feel bigger and the property more attractive.

Kerb Appeal
Kerb appeal creates a lasting first impression – most buyers make up their minds in the first few minutes of arriving at a property. The most important features for curb appeal were well-maintained windows and a roof that appears in good condition. A well-maintained front garden, pathways and fences, and a well-painted frontage are also important.

These jobs are well worth tackling as most house hunters want a home they can move into and start enjoying straight away. A couple of weekends work and you will make your house significantly easier to sell, and if in all honesty, your home is a little rough around the edges, you’ll certainly achieve a better price (compared to if you do nothing).

I’m Ana, I have a varied business background mostly sales and marketing based, which I like to think puts me on a good footing in this industry.  I’m hugely motivated, with a passion for people and property.  Developing lasting customer relationships is top of my agenda, I run the day to day business to ensure that nothing but exceptional service is afforded to our customers.

I have teenage children, and as a family, we live locally.  With extended family and friends in and around North Wales, Wirral, and Chester.  I have always had a keen interest in architecture, interiors, and the outdoors.  Any spare time, of which it isn’t much you’ll find me on my allotment or in the garden at home being followed around by my rescue hens!
